The Kit Carson Trail district has homes from the 1860s and 1870s on stone and brick foundations with deep crawl spaces and a century of plumbing penetrations, so there are simply more ways in than a modern build has. The western benches are mid-century, higher and colder. Northgate and the northern subdivisions are new, sealed well, and get their pressure from the open and commercial ground around them rather than through the structure.
The other difference is what's on the western boundary. Where Reno's west side runs into sagebrush, Carson City's climbs into pine and juniper below C Hill. That changes the cast: carpenter ants and wood-boring insects are a genuine concern here, and the wildlife corridor coming down out of Kings Canyon brings rodents with it every autumn.

Barns, sheds, and detached garages on irrigated ground are where the pressure builds, and treating the house while ignoring them just means the supply is still sitting fifty feet away. On rural parcels we'd want to walk the outbuildings and the irrigated ground as part of the same visit, and voles in the pasture edge are usually a bigger story than anything inside the house.
